In brief

A Floor That Earns Its Place in the Home

Concrete is strong, but left bare it stains, dusts and dulls. An epoxy floor changes that. A two-part resin is spread over concrete that has been ground clean, and it hardens into one continuous surface: no grout, no seams, nothing for spilled oil or lake sand to sink into. Layered with colored flake, metallic pigment or quartz and sealed with a clear topcoat, it can look as refined as stone while shrugging off what a garage or a shop floor puts it through.

Around The Colony, that usually means a garage where the boat trailer, the golf cart and the family car all live together, a game room or home office on a slab foundation, or a storefront that needs to look sharp on day one and day one thousand. Each calls for a different system, and that is where most of the value in a good floor is decided.

The price follows the floor: its size, how much the concrete needs repaired, the system you choose and how many coats it takes. Coatings start at a set rate per square foot, and every estimate is written out layer by layer, so you can see exactly what is included and hold it up against any other quote.

Layer by layer

What Is Inside a Properly Built Floor

Four layers, bottom to top. Skimp on any of them and the floor shows it within a summer or two.

  1. Clear topcoat

The wear layer. Polyaspartic or polyurethane topcoats resist UV, scratches and hot tires; grit can be added for traction.

  2. Color layer

Pigmented body coat with flake or quartz broadcast into it, or a clear coat loaded with metallic pigment.

  3. Base coat

A penetrating resin that soaks into the open slab and creates the bond. On damp slabs, a moisture-tolerant primer comes first.

  4. Prepared concrete

Diamond-ground to open the pores, with cracks and chips filled flush. Everything above depends on this layer.

Finishes

Three Finishes, Three Personalities

The finish is the layer you live with. Here is how each one looks and where it tends to shine.

  • Flake

A speckled, granite-like texture from vinyl chips scattered into the wet base. Dozens of color blends.

Suits garages, workshops, utility rooms, covered patios

  • Solid

One clean, even color in satin or high gloss, from cool grays to warm neutrals.

Suits home gyms, hobby rooms, back-of-house spaces

  • Metallic

Pearlescent pigment worked by hand into soft veins, clouds and ripples. No two floors match.

Suits game rooms, offices, showrooms, salons

Lake country conditions

Made for Lake Country Concrete

Three things about this corner of Denton County shape how a floor should be prepared and sealed.

  • Claybeneath the slab

Much of North Texas sits on expansive clay that swells after rain and shrinks in drought. Slabs move, and hairline cracks follow, so crack repair belongs in every estimate.

  • 100°summer afternoons

The Dallas–Fort Worth area logs triple-digit records most summers. A west-facing garage turns the slab into a hot plate, and hot tires can lift a weak coating.

  • Lakegear and grit

Lewisville Lake brings boats, trailers, wet towels and sand home to the garage. A textured, sealed floor rinses clean and keeps its grip when it is wet.

The process

From First Call to Finished Floor

  1. Step 1

    Talk it through

Share the room, the rough size and a few photos. You will get honest guidance on which system fits.

  2. Step 2

    See the slab

Measurements, a look at cracks, stains, old sealers and moisture, and a written, itemized estimate.

  3. Step 3

    Prepare

Diamond grinding with dust extraction, then crack and chip repair until the surface is sound.

  4. Step 4

    Build the layers

Base, color or broadcast, and the clear topcoat, each applied at the thickness the system calls for.

  5. Step 5

    Cure and enjoy

Light foot traffic usually the next day; vehicles after the topcoat has fully cured, often several days.

Before you choose

Six Questions Worth Asking Any Coating Company

A confident installer answers each of these plainly. The answers reveal more than the bottom line of a quote.

  1. How will you prepare my concrete?

Look for diamond grinding. Acid etching alone, or no preparation at all, is the most common reason coatings peel.

  2. Which topcoat, and how many coats?

Ask for the product type and the number of coats. A floor near a sunny door needs a UV-stable topcoat.

  3. What happens to the cracks?

On clay soils, slabs crack. Ask which cracks get filled, which joints stay open and how repairs are blended in.

  4. Is moisture tested?

Vapor rising through a slab can blister a coating. Interior slabs, older homes and slabs near the lake deserve a check.

  5. When can we use the space?

Walk-on and drive-on times vary by product and weather. You should get specific dates, not a shrug.

  6. What is covered in writing?

Ask what the warranty includes, how long it lasts and what would void it.

Reading a quote

How to Read an Epoxy Quote

Quotes for the same floor can land far apart, and the gap nearly always hides in preparation and thickness. A low number may mean the slab is only washed and etched, a thin water-based product is rolled on, or the topcoat is left out. Those floors look fine for a few weeks, then lift where the tires park.

Line quotes up side by side. Each should name the preparation method, the crack repair, the base, any broadcast, and the topcoat, along with the square footage it is based on. If one is vague, ask before you sign. An estimate from The Colony Epoxy spells out every layer, so comparing it with anyone else's is simple.

Service area

From the Lakefront to Carrollton

The Colony counted 44,534 residents at the 2020 census, most of them in homes built on slab foundations since the 1970s, when the planned community took shape on the east shore of Lewisville Lake. Newer streets in The Tribute and along the SH 121 corridor sit beside the original neighborhoods, and each brings its own kind of slab.

Estimates also cover Lewisville and Castle Hills to the west, Little Elm across the lake to the north, and Carrollton to the south. Each community has its own guide with local notes on homes, slabs and the floors people choose there.

How much does an epoxy floor cost in The Colony?

Epoxy floor coatings start at a set price per square foot, shown near the top of this page. Your final price depends on the floor's size, how much repair the slab needs, the system and the number of coats. The estimate is free and written.

Is epoxy worth it for a garage near the lake?

For most households, yes. A sealed, textured floor handles wet trailers, sand and dripping gear far better than bare concrete, and it rinses clean. Choose a UV-stable topcoat if the door stays open in the afternoon sun.

How long does an epoxy floor last?

A properly ground and topcoated residential floor can last many years. Thin kit coatings often wear or peel within a year or two. Topcoats can be renewed later without starting over.

Will an epoxy floor be slippery?

A smooth gloss finish can be slick when wet. Flake and quartz finishes add texture, and fine grit can be mixed into the topcoat of any system for extra grip.

What is the difference between epoxy and polyaspartic?

Epoxy builds thickness and bonds deeply to concrete. Polyaspartic cures faster and resists UV yellowing. Many floors use an epoxy base with a polyaspartic topcoat to get both.

Can epoxy go over cracked concrete?

Yes, once the cracks are repaired. They are cleaned, filled and ground flush first. Because clay soils keep moving, a fine line can return over time, and a flake finish hides it best.

Which areas do you cover?
