Epoxy Flooring Guide for The Colony, TX
From the original 1970s streets to the newer homes off SH 121, a look at the slabs, garages and businesses of The Colony and the floors that suit them.
Floors for a Planned Community on the Lake
The Colony is younger than most of its neighbors. According to the city's own history, the Dallas developer Fox and Jacobs bought roughly 2,500 acres near the lake in 1973 and began building a planned community; residents voted to incorporate in 1977. The name reaches back much further, to the Peters Colony land grants of the 1840s, some of which fall inside today's city limits.
That history shapes the floors. Thousands of homes went up in a relatively short span, almost all on concrete slabs with attached garages. Decades later, those slabs carry the marks of family life: oil stains, hairline cracks, flaking paint and the occasional patch. They are ideal candidates for a coating, as long as the preparation is right.
Newer construction has added The Tribute on the lake, homes and apartments along the SH 121 corridor, and the Grandscape district, so the city's slabs now range from fifty years old to brand new.
Local notes
The Colony at a Glance
The 2020 census counted 44,534 residents (2020 census). The city wraps the east shore of Lewisville Lake, a reservoir the Texas Water Development Board describes as a water supply for Dallas and Denton with flood control and recreation as secondary uses. For many households here, that recreation means a boat, kayaks or a golf cart in the garage.
The SH 121 corridor has turned the south side of the city into a regional shopping and dining destination, anchored by Nebraska Furniture Mart since 2015. Like the rest of North Texas, the area sits on expansive clay soils that swell and shrink with the weather, which is why slab movement and crack repair come up in nearly every estimate.
Homes and Slabs Around The Colony
The original neighborhoods are mostly single-story and two-story homes from the 1970s and 1980s, with two-car garages facing the street. Their slabs have usually seen decades of parking, an older coat of paint or sealer, and some cracking from seasonal soil movement. Grinding removes the old finishes, and cracks are filled before coating.
Newer homes near the lake and in The Tribute tend to have larger garages, often three bays or a separate golf cart bay, plus open-plan interiors on slab that suit metallic finishes. Their concrete is younger but may still carry the curing compound used during construction, which also has to come off.
Choosing a Floor for a Colony Home
For most garages here, a full flake system with a UV-stable topcoat is the practical favorite. It hides lake sand and tire marks, grips when wet, and keeps its color when the door is open on summer afternoons.
Game rooms, home offices and converted garages are where metallic floors shine, especially in homes with big windows toward the water. Outside, driveways and patios are better served by a penetrating sealer than a coating.

Weather and Timing in The Colony
Spring brings storms and humidity off the lake, summer brings long stretches near or above 100 degrees, and winters are mostly mild with the odd hard freeze. The National Weather Service in Fort Worth tracks it all for the region.
Resin cures faster in heat, so summer work is often scheduled for cooler morning hours. Spring jobs watch the humidity, and winter projects in unheated garages may call for products rated for cooler temperatures.
Planning a Floor Project Here
Start with a few photos of the floor and a rough size. The estimate visit checks cracks, stains, old coatings and moisture, then lays out the system and price in writing.
If your neighborhood has an HOA, check any rules on work hours or where equipment and trailers can park, and share them up front so the schedule fits.

Something we missed? Call (469) 535-7142, open 9–6:30 daily, and ask it directly.
Do you serve every neighborhood in The Colony?
Yes, the whole city, from the original neighborhoods to The Tribute, the lakefront and the SH 121 corridor.
My 1970s garage has old paint on it. Can it be coated?
Yes. The paint is ground off down to clean concrete, cracks are repaired, and the new system bonds to the slab itself.
What is the most popular garage floor in The Colony?
A full flake system with a UV-stable topcoat. It hides lake sand and tire marks and keeps its color by the door.
Can my golf cart park on an epoxy floor?
Yes, once the topcoat has fully cured. Flake floors handle carts, mowers and trailers well.
Is sealing worth it for a driveway here?
Usually. A penetrating sealer keeps oil, rust and sprinkler stains out and makes the concrete easier to clean.
